Did you know you can make money by paying other people’s taxes?
It might sound shady, but it’s actually an honorable and ethical way to make money.
There are one hundred million properties in the United States. For whatever reason, 2 to 3 percent of them do not pay their property tax. That’s 2 to 3 million defaulted properties every year.
When this happens, the local government will issue a cry for help. This is where you can step in and pay those taxes, and make money doing it.
Ted Thomas explains more about this unique investment strategy in this video, filmed at the Titanium Mastermind in the Dominican Republic.
THE TWO TYPES OF PROPERTY TAX INVESTMENT
Investing in defaulted properties is available in all 50 states and all counties, of which there are more than 3,000. However, some states operate the investment differently to others.
Half of the states sell tax lien certificates. In this case, you will pay the property owner’s unpaid taxes, and the property owner pays you back. If they don’t pay you, you can foreclose the property.
The other half of states are not so benevolent. In these states, the government will simply seize the property and sell it at an auction. How much do they sell it for? Just the value of the back taxes!
TOO GOOD TO BE TRUE?
This might sound too good to be true. Buying a property for just the back taxes, with no mortgage?
When you think about it, though, it makes perfect sense. The local government must pay the fire fighters and fund the police and schools. This funding all comes from the property tax, and they’re going to collect that money whether the property owners like it or not.
Property tax investments are suited to beginner and experienced investors alike. You can do your first deal for just $60 or $70, and then fund your retirement with bigger deals. People have bought whole subdivisions for $5,000 to $6,000 and made as much as $100K on a single deal.
This is an investment that’s been around for 200 years. Don’t you think it’s time you gave it a try?
